It <br />does have Subdivision and Mobile Home Park regulations. <br />According to Glen Fuhrman, the Delta County Planning o.i.rector, the <br />Hotchkiss area will experience rapid growth in the near future. <br />He stated that the county is now experiencing substantial rural <br />growth, especially in the 5 to 10 acre "farmette" kind of <br />development. This leads to rural sprawl without adequate services. <br /> <br />. <br /> <br />The town presently includes a total of about 240 acres, including <br /> <br />the recently annexed Willow Heights subdivision. In the past, <br /> <br /> <br />Hotchkiss's economy and development has been oriented to agricul- <br /> <br /> <br />tural, residential, service industries, tourism and recreational <br /> <br /> <br />activities. The town has no heavy industry,indeed,very little <br /> <br /> <br />industry of any sort. <br /> <br />. <br /> <br />For this report we have assumed that the growth in and around <br />. Hotchkiss will be limited mainly to the adjacent mesas and the <br />nearby "bottom lands" of the North Fork River that are not in <br />the 100 year flood plain. The type of development will be high <br />density residential, (as it is now within the city I imits), low <br />density residential (t to I acre lots) and large residential <br />tracts that would range from one to ten,acres.. in size, <br /> <br />Many of these mini-farms will have significant irrigation re- <br /> <br /> <br />quirements. We assume that most, if not all, of these <br /> <br /> <br />requirements for irrigation will be met by ditch waters delivered <br /> <br /> <br />to each tract as supplemental to any "domestic" water from the <br /> <br />Hotchkiss system. <br /> <br />o <br />
