There has been only 4 major building permits issued for <br />this area since January of 1977, 3 for single family dwellings dnd one <br />for a small commercial building. Development in this area is limited <br />mainly because of poor existing uti,l ities and the type of lot divi- <br />sions that exist. Lot sizes are mostly 75 to 85 feet of frontage and <br />250 to 430 feet of depth. The lots are back to back thus, no access <br />is available for development. <br /> <br />The per capita water use rates shown in Table 7 are determined using a <br />present population of 866 persons as estimated previously. <br /> <br />TABLE 7 <br /> <br />PER CAPITA WATER CONSUMPTION <br /> <br />Max Hour = 924 gpcd (gallons per capita per day) <br />Max Day = 346 gpcd <br />Avg Day = 104 gpcd <br />Avg Weekly = 728 gallons per capita per week <br />Avg Monthly = 3,150 gallons per capita per month <br /> <br />Kelton Heights Water District is within the Bancroft Fire Protection <br />District and must meet the fire districts requirements including: <br />1) Minimum fire flow of 500 gpm @ I-hour duration and 2) Minimum resid- <br />ual pressure of 20 pounds per square inch. A fi re flow of 750 gpm <br />for 2-hours duration is suggested by the fi re department. <br /> <br />Required Fire Flows can be estimated using "Guide for Determination of <br />Required Fire Flows," published by Insurance Services Office. For <br />groupi ngs of I-family and small 2-family dwell i ngs not exceedi ng over <br />two stories in height a short method using exposure distances can be <br />applied. For exposured distances of 31' to 100' the suggested required <br />flow is 750-1000 gpm. A minimum residual water pressure of 20 psi is <br />required and required fire flow duration is 2-hours for flows of 2,500 <br />gpm and less. <br /> <br />12 <br />
