S. Highway 40 as shown in Exhibit I and in an area <br />commonly referred to as Middle Park. The Town lies in the Fraser River <br />Basin approximately two miles upstream of the confluence of the Colorado <br />and Fraser Rivers. <br />The climate of the area is typical of the mountains of Colorado and is <br />greatly influenced by elevation and topography. Much of the moisture from <br />the prevailing westerlies is removed by the mountains to the west. Mountain <br />ranges to the north and east provide some protection from the cold north <br />winds. The area generally has cool summers, extremely cold winters, low <br />humidity, little precipitation and abundant sunshine. In Grand County, the <br />annual average mean temperature is 340 F and the average number of days between <br />the last spring freeze and the first fall freeze is 41 days. The growing <br />season for crops is defined according to this freeze data and is approximately <br />two months or less. The average annual rainfall amounts to 26 inches and the <br />average snowfall is approximately ten feet. <br />The elevation of the Town of Granby is 7935 feet above sea level. <br />Granby is located in the heart of one of the nation's leading vacation <br />areas, which includes Rocky Mountain National Park, Shadow Mountain Recreational <br />Area, Arapaho National Forest and the many ski areas of the Upper Fraser Valley <br />including Winter Park. Accordingly, the area's prosperity has been based on <br />the expansion of summer and winter activities and the provisions of accomodations <br />and services demanded for them. The Town has been attempting in recent years <br />to establish a light industrial center through the promotion of the Kaibab <br />Property located immediately southeast of Town.
