(ARWP) is a Colorado <br />Not-For-Profit Corporation. It is a self-governed organization <br />operated by volunteer homeowners to manage and operate a water <br />supply for residents of the Aris~ocrat Ranchette Subdivision in <br />southern Weld County. Articles of Incorporation and Bylaws are <br />included in Appendix A. <br /> <br />Drinking water delivery service is provided to 306 out of the 636 <br />lots, all of which are residenti~l customers. Presently, no taps <br />are available for purchase. ARWr does hope to expand water <br />delivery service to encompass all existing residents in the <br />Aristocrat Ranchette Subdivision. However, it does not intend to <br />expand its service boundaries beyond the Subdivision. <br /> <br />Aristocrat Ranchette Subdivision does not have an existing sewer <br />system. All residents presently use septic tanks for waste <br />disposal. This project will not include construction of a sewer <br />system, and no plans have been m~de in the immediate future to <br />construct a sewer system. <br /> <br />The Aristocrat Ranchette Subdivision was founded in the 1960's, <br />and originally had no water or sewer facilities. Wells to <br />provide a common water supply were drilled in 1973/ 1976/ and <br />1988 into the Laramie/Fox Hills Aquifer. Facilities of the ARWP <br />consist of these 3 wells, two storage tanks, and several miles of <br />distribution pipelines. The system supplies about 90 acre feet <br />of water a year. See the Preliminary Engineering Report in <br />Appendix B. <br /> <br />Project Service Area <br /> <br />The ARWP service area encompasses the Aristocrat Ranchette <br />Subdivision located two miles north and two and one-half miles <br />east of the Town of Ft. Lupton in Weld County, Colorado. The <br />service area contains the south half of Section 26 and all of <br />Section 27/ Tow~ship 2 North, Range 66 West. The subdivision has <br />a total area of 800 acres subdivided into a total of 636 lots. <br />Approximately 90% of the 636 lots are developed and occupied. <br />Water is used for residential domestic purposes, including <br />irrigation of yards.
