I I I I ARLBERG CLUB/CITY LAND I I A development plan for the Mary Jane Placer and City Land has been pre- pared jointly by the Arlberg Club and the Winter Park Recreational Association who has been designated by the City of Denver as the agency to control development on the City Land. First-stage approval has been given by the Grand County Commissioners. Major development features include a new Arlberg Club and 35 condominium/apartment units on the upper Arlberg property; a recreation center, 60 condominium/apartment units, and a 100-room lodge facility on the lower Arlberg property; 130 condominium/apartment units, 41 cluster homes, a 200-person con- ference facility, a 200-room motor hotel, and 25,000 square feet of related commercial space on the City Land. I POPULATION I Current population within the District is estimated to be approximately 100 to 120. The number of residents typically increases in the winter. The permanent population is expected to increase to perhaps 400 to 500 as the area expands its economic base toward providing four-season recreational facilities. This is based on rough extrapolation from data contained in the City Land/Arlberg Club P.U.D. report which estimated 50 employee residential units for that development. However, it is estimated that there will be approximately 4500 overnight guests and an additional 5500 day skiers during maximum use periods.
