A graph showing the growth in skier attendance at <br />the Winter Park Ski Area is shown on Figure 111-1. <br /> <br />I <br />I <br />I <br />I <br /> <br />ARLBERG CLUB/CITY LAND <br /> <br />I <br />I <br /> <br />A development plan for the Mary Jane Placer and City Land has been pre- <br />pared jointly by the Arlberg Club and the Winter Park Recreational <br />Association who has been designated by the City of Denver as the agency <br />to control development on the City Land. First-stage approval has been <br />given by the Grand County Commissioners. Major development features <br />include a new Arlberg Club and 35 condominium/apartment units on the <br />upper Arlberg property; a recreation center, 60 condominium/apartment <br />units, and a 100-room lodge facility on the lower Arlberg property; <br />130 condominium/apartment units, 41 cluster homes, a 200-person con- <br />ference facility, a 200-room motor hotel, and 25,000 square feet of <br />related commercial space on the City Land. <br /> <br />I <br /> <br />POPULATION <br /> <br />I <br /> <br />Current population within the District is estimated to be approximately <br />100 to 120. The number of residents typically increases in the winter. <br />The permanent population is expected to increase to perhaps 400 to 500 <br />as the area expands its economic base toward providing four-season <br />recreational facilities. This is based on rough extrapolation from <br />data contained in the City Land/Arlberg Club P.U.D. report which <br />estimated 50 employee residential units for that development. However, <br />it is estimated that there will be approximately 4500 overnight guests <br />and an additional 5500 day skiers during maximum use periods.
