<br />Feasibility Study <br />Wadley Farms ROA <br />January 06, 1996 <br />5 <br /> <br />Needs and Availability for Wadley Farms Filing NO.3 (Appendix E) and <br />Reconnaissance Level Engineering Study, Wadley Farms Dams 1,2, and 3 <br />(Appendix F). <br /> <br />3 Service Area Description <br /> <br />Wadley Farms is a rural subdivision located in Section 13, Township 1 South, Range <br />68 West in unincorporated Adams County. The subdivision consists of over 100 <br />homes and is about 98% built out (Appendix F, Figure 1). <br /> <br />4 Water Demands <br /> <br />Build-out water demands as developed from the Water Needs Study (Appendix D) <br />and the results of a seepage study conducted in 1995 (Appendix G) are summarized <br />below, Current demands are estimated to be 190 acre-feet per year. <br /> <br />Maximum Potential Lawn Demand <br />Irrigation Efficiency Loss <br />Irrigation System Loss <br />Reservoir Evaporation <br />Reservoir Seepage <br />Total Maximum Demand <br /> <br />52 ac-ft/yr <br />13 ac- ft/yr <br />11 ac- ft/yr <br />50 ac-ft/yr <br />121 ac-ft/yr <br />. 248 ac-ft/yr <br /> <br />5 Number of customers <br /> <br />There are approximately 100 families served by the Wadley Farms water system, <br /> <br />6 Service area median household income <br /> <br />The Wadley Farms subdivision is located near the cities of Brighton, Thornton, and <br />Northglenn. These communities have a 1990 Median Household Incomes (MIll) in <br />the range of 80% to 110% of the Statewide average, Wadley Farms should have a <br />similar economic profile. <br />
