QENERAL INFORMATION <br />a. Project map shows the location of the two reservoirs, the <br />two filler ditches, and the general area served by the Bauer <br />Lakes Water Company. Many of the shareholders, especially in <br />the lower portion of the project area, have part or most of <br />their irrigation water provided from other sourc.es, i.e., <br />Jackson Gulch Reservoir, direct Mancos River diversions, <br />waste-water filings, etc. <br /> <br />b. Location. Bauer Reservoir No. 1 lies about five miles <br />North of Mancos, Colorado. Mancos is nestled against the <br />western toe of the La Plata mountains, 29 miles west of <br />Durango and 16 miles east of Cortez. The project is at <br />elevation 7660, msl, and is accesible by Colo 184, Montezuma <br />County Road 40 and by private road for the last 1/4 mile. <br /> <br />c. Climate. <br />(1) The Mancos area enjoys a 110 day frost free growing <br />season, with a 2 to 3 week warm spell 2fter the first killing <br />frost in the fall. The average January temperature is <br />25.6 degrees and the July average is 66.2 degrees, F. The <br />bulk of the 18.4 inches of annuual precipitation comes as <br />winter snow, with only 6.4 inches falling during the frost <br />free period, June-September. By months, during the gro'....ing <br />season, the precipitation is: <br /> <br />June <br />July <br />August <br />September <br /> <br />0.88" <br />1.89" <br />2.06" <br />1.61" <br /> <br />(2) The entire Mancos Valley enjoys moderate weather, with <br />little winds exceeding 15 mph. The hail that rarely falls is <br />more like sleet than hail, rarely exceeding 1/4 inch in <br />diameter. There is generally a fairly severe windstorm in the <br />latter part of March, with the Southwest winds dusting up the <br />snowpack for a day or two with red dust from Monument Valley. <br /> <br />3.Chapter IlL The Water Company <br />a. History of the Organization. The Bauer Lakes Water <br />Company was originally founded in 1902 as the Bauer Lakes <br />Reservoir Company. On March 12, 1924 a Certificate of <br />Incorporation was filed with the Colorado Secretary of State, <br />forming the non-profit Bauer Lakes Water Company for the <br />purpose of acquiring all of the assets of the Reservoir <br />Company, and delivering irrigation and domestic water to it's <br />shareholders. <br /> <br />The Bauer No. 1 Reservoir was originally named the Rush <br />Reservoir, and it's fiU.er ditch, diverting \1ater from Lost <br />Creek (now named Crystal Creek), was named Rush Reservoir <br />Ditch.
