LAND <br /> <br />PRESENT LAND USE <br /> <br />The existing land use in the South Rifle Division area is pre- <br />dominantly agriculture with several clusters of residential <br />development. The land has a gradual slope to the north of about <br />one to three percent, <br /> <br />The agricultural uses consist of the raising of livestock, alfalfa <br />and grass hay for feed for the livestock, and pastures for the <br />livestock with some small private vegetable and fruit gardens. <br /> <br />The area is lightly populated. The Rifle Village South subdivision <br />is being developed, and there is another cluster of older homes. <br />south of the Interstate 70-Rifle interchange in and adjacent to the <br />city limits of Rifle (see the Project Map). The balance of the area <br />is sparsely settled with farm homes. <br /> <br />The Garfield County Airport lies east of the South Rifle area. To <br />the south the land rises abruptly 200 and 700 feet to the Taughenbaugh <br />and Grass Mesas, respectively. These mesas slope to the north at <br />about five percent and have similar agricultural uses and residences. <br /> <br />FUTURE LAND USE <br /> <br />The project area is one of the fastest developing areas in the region <br />and would have been even further developed by now if an adequate <br />municipal water supply had been available, The lack of such a mu- <br />nicipal water supply has been the principal limiting factor on the <br />residential and commercial expansion of the area. <br /> <br />Ill-l <br />
