<br />I' <br /> <br />Analysis of Feasibility Study Area <br /> <br />Introduction <br /> <br />The study area encompasses more than 1,300 acres of land, The northern boundary of the <br />study area is the GVIC Mainline Canal, the southern boundary is the GVIC Independent <br />Ranchmen's Canal, the western boundary is Hunter Wash, and the eastern boundary is 22 <br />Road and Pritchard Wash, Also included in the 1,300 acre study area are 18 parcels of non- <br />irrigated land totaling 103 acres. Most of the non-irrigated parcels are zoned commercial. <br /> <br />On August 24, 2000, the GVIC provided the West Rhone with six sheets of Mesa County <br />assessor parcel maps showing which headgates deliver water to the parcels within the study <br />area, The maps provided by the GVIC also showed estimated irrigated acres for each parcel. <br /> <br />Since the infonnation from the GVIC has been available to us for less than one week, we have <br />not yet been able to summarize statistical infonnation about irrigated acreage within each <br />headgate service area. Instead, we have summarized statistics based on the total acreage for <br />the parcels. We utilized Mesa County Assessor's digital parcel data obtained through the <br />Bureau of Reclamation and infonnation on the parcels served by each headgate provided by <br />the GVIC. The resulting map showing the study area and parcels served by each headgate is <br />included in Exhibit B-1. Statistics derived from this data are shown in Table B-1. <br /> <br />Study Area Statistics <br /> <br />Within the study area, irrigation water is delivered from 14 different headgates on the Mainline <br />Canal and 2 headgates on the Highline Canal. Only 3 of the headgates serve laterals with <br />more than 2 property owners. The remaining 11 headgates are private headgates that serve <br />one or two individual landowners. <br /> <br />Table B-1 on the following page summarizes the total acreage (versus irrigated acreage), <br />number of GVIC shares, number of land parcels, number of shareholders, and ratio of shares <br />to irrigated acres for each headgate on the Mainline Canal within the study area. <br /> <br />Lateral 395 is the largest lateral within the study area, serving 70 shareholders who own 549 <br />acres of land and 697 shares. Lateral 395 also delivers 13 percent of its volume into Lateral <br />396. The West Rhone sub-lateral of Lateral 395 serves 14 shareholders who own 105 acres <br />of land and 130 shares, or approximately 18 percent' of the shares in Lateral 395. <br /> <br />Lateral 396 is the next largest lateral within the study area. It serves 10 shareholders owning <br />220 acres of land and 315 shares. Eighty acres (36 percent) of this land is currently for sale, <br />and could be developed into 16 residential lots, increasing the number of shareholders to 26. <br /> <br />Lateral 405 is similar in size to the proposed West Rhone Lateral. It serves 13 shareholders <br />who own 140 acres of land and 216 shares.
