<br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />The long range of comprehensive redevelopment planning <br />effort is being conducted at a canyon-wide (study area) <br />scale, and at an individual community scale. The <br />canyon-wide planning will provide an overview as to <br />how the redevelopment within the individual communities <br />will be coordinated. To facilitate redevelopment planning <br />for the individual communities, the study area was <br />divided into ten communities as demarcated on Map 3. <br />It was determined that detailed planning will be necessary <br />for seven of these ten areas based upon the level of <br />development within the areas. The communities shaded on <br />Map 3 are designated for detailed planning, including: <br />Glen Haven, Loveland Heights/Glen Comfort, Waltonia, <br />Drake/Midway, Cedar Cove, Sylvan Dale, and Big Thompson <br />Canyon East. The information compiled and mapped during <br />Phase A has been detailed and portrayed at a community <br />scale for these seven communities in addition to its <br />portrayal on the canyon-wide scale. <br /> <br />The information that has been compiled during Phase A <br />includes: the limit of the flood; the number of structures <br />removed as a result of the flood; the impact of the flood <br />upon circulation systems; geologic events that occurred <br />during the flood; the number of people that were killed or <br />dislocated by the flood; the revenues lost by local <br />businesses as a result of the flood; the delineation of the <br />floodway and flood fringe areas as defined by the Federal <br />Insurance Administration studies; topographic characteristics; <br />geologic hazard areas; land use patterns; ownership <br />patterns; existing and proposed circulation systems; <br />vegetation distribution; and significant wildlife habitat <br />areas. <br /> <br />5 <br />
