(5) Any authorized developments will have adequate roads for
service by fire trucks, fire fighting personnel and other
safety equipment, such developments will also have fire-
breaks and other means of reducing conditions conducive
to fire;

(6) All precautions required to reduce or eliminate wildfire
hazards will be provided for at the time of initial devel-
opment;

(7) The development will adhere to the Guidelines and Criteria
for .Wildfire Hazard Areas promulgated by Colorado State
Forest Service; and

(8) The applicant will adhere to the recommendations of the
Colorado State Forest Service upon review of a proposed
development in a wildfire hazard area.

4-406 Denial of a Permit Application

The permit authority shall deny the permit if the development
does not meet all of the requirements and criteria set out in Section
4-405 of these regulations.

Provisions

The provisions of this regulation and any permits issued here-
under shall be administered and enforced according to the provisions
of the Administrative Regulations adopted by this jurisdiction.

Severability

If any section, clause, provision, or portion of these regu-
lations should be found to be unconstitutional or otherwise invalid
by a court of competent jurisdiction, the remainder of this regula-
tion shall not be affected thereby and is hereby declared to be
necessary for the public health, safety, and welfare.
