<br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />(b) Uses which will create a significant impact on the sur- <br />rounding community, unless the mitigation measures des- <br />cribed in subsection (3) below are followed. <br /> <br />(3) Conditional Uses <br /> <br />Land uses which will create a significant impact on the sur- <br />rounding community and which are generally prohibited in a <br />designated mineral resource area may be permitted if it is <br />determined that those impacts will be alleviated through the <br />use of documented mitigation techniques. These include but <br />are not limited to: <br /> <br />(a) Measures which will lessen potential dangers to health, <br />safety, economy, or resources to an acceptable level; <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />(b) Measures which will offset increased costs of providing <br />any governmental services; <br /> <br />(c) Measures which will insure that air and water pollution <br />resulting from development will meet applicable federal <br />and state laws, rules, and regulations; <br /> <br />(d) Measures which will contain noise and/or obnoxious odors <br />within the development; <br /> <br />(e) Measures which will prevent hazardous traffic patterns <br />resulting from development of the site. <br /> <br />Article 3. <br /> <br />Specific Mineral Resource Areas in This <br /> <br />Jurisdiction Subject to Regulation <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />All Areas Designated or Regulated Must be Listed. <br /> <br />All areas within this jurisdiction that are subject to regulation <br />or designation under this chapter are listed and described in 2-304. <br />Any and all property not so listed has not been designated or regulated <br />under this chapter. <br /> <br />2-301 <br /> <br />2-302 <br /> <br />Designation Or Regulation of Mineral Resource Areas. <br /> <br />This body having considered the intensity or current and foreseeable <br />development pressures, applicable Guidelincs for .identification and <br />Designation adopted and issued by the Colorado Land Use commission, and <br />guidelines for land use in mineral resource areas promulgated by the <br />Colorado Geological Survey, it is the order of this body that the min- <br />eral rcsource areas described in 2-304 below are designated as areas <br />of state interest and that the mineral resource areas described in 2-304 <br /> <br />-10- <br />
