If such is the I;ase, design of <br />the improvements should include a thorough analysis of the effects said <br />improvement, will have on downstream facilities and properties. Olher puhlic <br />agencies such as the eolorado Department of Transportation may he involved in the <br />upgrading of existing structures. Coordination with the timing of those elements will <br />be necessary. <br /> <br />Pony Gulch is an independent watershed encompassing the westerly portion of the <br />city's corporate limits. As such, drainage improvements within this area have no <br />impact on the remainder of the city induding the business district. This area is <br />primarily residential with varying levels of existing development but a great potential <br />forfulUre developmenl. Several structures are huiltwithin the existing nood plain <br />and will be suhject 10 damage should nooding occur. This area has a lower <br />magnitude for potential damage than other areas of the city and therefore, has a <br />lower priority on its improvement projects. Improvement projects within the Pony <br />Gulch watcrshcd should be given the city's fourth priority. All rccommended projects <br />have been prioritized with the exceplion of those in the Thurlow Avenue tributary. <br />ImprovemenLS within this area are minor and could be included as ap ortionofany <br />Dther project or may be completed by city forces. <br /> <br />VII.13 <br />
