Contents are defined as carpeting, furniture, draperies, personal <br />belongings, plus maintenance associated with the clean up of first floors <br />and basements. <br /> <br />6. Average depth in the business district was 1.5 feet and 2.0 feet, for the <br />10-and 100-year frequencies, respectively. <br /> <br />Flood Damage Results <br />The structures 1 isted in Table 8 were found to be lying within the 10- <br />and 100-year flood prone areas. The depth of flooding can be directly related <br />to dollar damages by using depth/damage ratios. These ratios have been deter- <br />mined by FEMA using actual insurance claim infonnation from past flood events. <br />The data is separated into various types of single-family and business struc- <br />tures. The two categories of residential structures applicable to those sub- <br />ject to fl oodi ng in the Town of Ordway were single-family frame, with and <br />without basements. For depths of 1-, 2-, and 3-feet the percent of value <br />attributable to flood damages is 10-, 14-, and 26-percent for structures <br />without basements; and 20-, 22-, and 28-percent for structures with basements, <br />respect i ve ly . <br />No calculations were made for loss of business contents or business <br />structure damage. It is anticipated that only minor cleanup to the various <br />Orcway businesses which lie within the flood prone areas would occur, and "JK1 <br />therefore, only the value of contents damaged by flooding would apply. ~ <br />For the ratios stated, and the assumptions listed in the Basis of Flood <br />Damage, it has been calcualted that approximately $153,000 and $342,000 worth ~ <br />of flood damages could occur during a 10- or 100-year event, respectively. On ~ <br />an annual basis, damages associated with this level of flood damages has been <br />roughly estimated to be $54,000. This value will later be used to compare <br />against the annual cost of the improvements. <br />
