All that part of the Southwest QUi,rter (SW/4) of the
Northwest Quarter (NW/4) of Section 12, Township 23 South,
Range 44 West, near Granada, Prowers County, Colorado,
described as follows:

Commencing at the point of intersection between the
centerline of the main track of The Atchison, Topeka, and
Santa Fe Railway C(~pany and th~ west line of said Quarter
Quarter Section, said po:i,nt being 3207.6 feet north of the
southwest corner of said Section 12 as measured along the west
line of said Section 12;

Thence Southeasterly along said centerline of the main
track a distance of 211.1 feet to a point that is 100 feet
westerly of the west end of said Railway Company's Bridge No.
485.8 and the Point of Beginning;

Thence Northeasterly at right angles to said centerline
of thE' main track, a distance of 100 feet to a point on the
northerly right of way line of said Railway Company;

Thence Southeasterly at right angles to last described
course and along said Railway Company's northerly right of way
line the same being 100 feet northerly of and parallel to said
centerline of the main track, a distance of 456 feet;

Thence Southwesterly at right angles to last described
course and along a line that is 100 feet easterly of the east
end of said Railway Company's Bridge No. 485.8, a distance of
200 feet to a point on the southerly right of way line of
said Railway Company;

Thence Northwesterly at right angles to last described
course and along said Railway Company's southerly right of way
line the same being 100 feet southerly of and parllel to said
centerline of the main track, a distance of 456 feet;

Thence Northeasterly at right angles to last described
course, a distance of 100 feet to the Point of Beginning;

Containing 2.09 acres of land, more or less.
