<br />" <br /> <br />FUTURE FLOOD DAMAGES <br /> <br />~: <br /> <br />Due to freedom from severe floods over an extended period, <br /> <br /> <br />the record of past flood damages on the Cache la Poudre River is <br /> <br /> <br />not indicative of the severity of flood damages that may occur in <br /> <br /> <br />the future. A flood comparable to th,.'magnitude of the Inter- <br /> <br /> <br />mediate Regional Flood has not occurred for 70 years; and, although <br /> <br /> <br />the flood plain is not intensely developed even nov at either Fort <br /> <br /> <br />Collins or Greeley, the potential for flood damage in and near both <br /> <br /> <br />cities has increased substantially since estimates of flood damages <br /> <br /> <br />vere made for tqe 1904 flood. Also, based upon experience elsevhere, <br /> <br /> <br />it is probable that flood plain regulation in and near these cities <br /> <br /> <br />vill be most effective in the flood plain areas most frequently <br /> <br />flooded and that development vill continue in the flood plain areas <br /> <br /> <br />affected only by the larger, lesscf'requent floods. Continuation of <br /> <br /> <br />recent growth trends shown in table 4 will create pressure to develop <br /> <br /> <br />flood plain lands.
