In a letter dated July 6, 2000,
Mr. Jason R. Schmidt, Signatore Equities, Inc., requested that FEMA revise the FIRM to show the effects of
placement of fill along the left and right overbanks of SJCD 6200 North Tributary (North Tributary) from
approximately 150 feet upstream to approximately 550 feet upstream of South Platte Canyon Road. The
project also involved removal of a 48-inch-diameter reinforced-concrete pipe culvert and installation of a
5-foot siIl wall, both located approximately 250 feet upstream of South Platte Canyon Road. The Special
Flood Hazard Area (SFHA), the area that would be inundated by the flood having a I-percent chance of
being equaled or exceeded in any given year (base flood), for the subject reach is designated on the effective
FIRM as Zone AO, an SFHA subject to shallow base flooding with average flood depths of 1 foot.

In addition, this request included detailed hydrologic and hydraulic analyses that incorporated updated
topographic infonnation to reflect existing watershed conditions along North Tributary from approximately
150 feet upstream to approximately 550 feet upstream of South Platte Canyon Road. The hydraulic analysis
incorporated an existing double 6-foot by 9-foot concrete box culvert under South Platte Canyon Road, as
shown on the submitted as-built plan entitled "6200 North Tributary Channel Improvements - Channel Plan
and Profile As-Built Conditions," prepared by TranSystems Corporation, dated February 17,2000, This
request follows up on a Conditional Letter of Map Revision issued on September 30, 1999.

All data required to complete our review of this request were submitted with letters from Mr. Steven L.
Gardner, P.E., Program Manager, Stonnwater Management Group, Development ServiceslInfrastructure
Management, Arapahoe County; Ms. Stephanie J. Sangaline, P.E., Acting Project Engineer, TranSystems
Corporation; and Mr. Schmidt.

We have completed our review of the submitted data and the flood data shown on the effective FIRM. We
have revised the FIRM to modify the floodplain boundary delineations of the base flood along North
Tributary from approximately 150 feet upstream to approximately 550 feet upstream of South Platte Canyon
Road. As a result of the modifications, the width of the SFHA for North Tributary decreased. The
modifications are shown on the enclosed annotated copy of FIRM Panel 08005C0435 J. This Letter of Map
Revision (LOMR) hereby revises the above-referenced panel of the effective FIRM dated August 16, 1995.
