In orde. to p.ovide a complete evaluation <br />of the various improvement alternatives it W<lS necessary to address <br />the impact of the various improvement schemes on future development <br />west of the Burlington Northern Railroad. This is especially so <br />given the fact that land use planning for this area is currently <br />being formulated. Accordingly, a set of improvement~ w~~ <br />preliminarily designed for this area which are both compatible with <br />the recommended improvements and current land planning. These <br />improvements will have minimal effect on downstre<lm flows and are <br />not a necessary component of the recommended improvement plan. <br />Preliminary design of the optional improvements a.e presented on <br />Plates 36 and 37. <br /> <br />5.2 Plan Description <br /> <br />The primary component of the optional improvements west of <br />the Burlington Northern Railroad is a detention pond facility <br />adjacent to the Railroad bounded by proposed Center AVenul~ on t_he <br />west, Spring Creek on the north and the Sherwood Lateral on the <br />south. <br /> <br />" <br /> <br />The pond would be utilized in the event flows in Spring Creek <br />exceed the capacity of the existing Creek channel (approxim<ltf'ly <br />30 cfs). An overflow stru,-,lo.u-e, ,-,vllstructecJ ,"lOst of ClOnter Avenue, <br />would direct overflow to the cast through a proposed 0.055ing at <br />Centel Avenue into the pond. The Cente.
