SECTION 5 - OPTIONAL IMPROVEMENTS

5.1 General

There are presently some 34 acres of undeveloped land between
the Burlington Northern Railro<ld and Arthur's Ditch that lie t...ithin
the 100-year floodplain. In orde. to p.ovide a complete evaluation
of the various improvement alternatives it W<lS necessary to address
the impact of the various improvement schemes on future development
west of the Burlington Northern Railroad. This is especially so
given the fact that land use planning for this area is currently
being formulated. Accordingly, a set of improvement~ w~~
preliminarily designed for this area which are both compatible with
the recommended improvements and current land planning. These
improvements will have minimal effect on downstre<lm flows and are
not a necessary component of the recommended improvement plan.
Preliminary design of the optional improvements a.e presented on
Plates 36 and 37.

5.2 Plan Description

The primary component of the optional improvements west of
the Burlington Northern Railroad is a detention pond facility
adjacent to the Railroad bounded by proposed Center AVenul~ on t_he
west, Spring Creek on the north and the Sherwood Lateral on the
south.

The pond would be utilized in the event flows in Spring Creek
exceed the capacity of the existing Creek channel (approxim<ltf'ly
30 cfs). An overflow stru,-,lo.u-e, ,-,vllstructecJ ,"lOst of ClOnter Avenue,
