In a letter dated September 6, 1997,
Mr. David A. Guetig, P.E., Galloway, Romero & Associates, requested that FEMA revise the FIRM and FIS
report to show the effects of stream rehabilitation and stabilization measures and placement of fill along Piney
Creek near the Mee and Denver Wholesale Florist properties. This request follows up on a Conditional Letter
of Map Revision issued on September 6, 1995.

All data required to complete our review of this request were submitted with Mr. Guetig' s letter.

We have completed our review of the submitted data and the flood data shown on the effective FIRM and FIS
report. We have revised the FIRM and FIS report to modify the elevations and floodplain and floodway
boundary delineations of the flood having a I-percent chance of being equaled or exceeded in any given year
(base flood) along Piney Creek. As a result of the modifications, the base flood elevations (BFEs) for Piney
Creek increased in some areas and decreased in other areas; the width of the Special Flood Hazard Area
(SFHA), the area that would be inundated by the base flood, increased in some areas and decreased in other
areas; and the width of the regulatory floodway increased in some areas and decreased in other areas. The
modifications are shown on the enclosed annotated copies of FIRM Panel(s) 08005C0480 J and 08005C0485 J,
Profile Panel(s) 151P, and affected portions of the Floodway Data Table. Modifications to the Floodway Data
Table from Cross Section A to Cross Section I are as a result of the above-mentioned stream rehabilitation and
stabilization measures and placement of fill along Piney Creek. From Cross Section J to Cross Section Z, the
Floodway Data Table in the effective FIS report was incorrect and was revised to reflect the correct
information from the 1993 restudy of Piney Creek. This LOMR hereby revises the above-referenced panel(s)
of the effective FIRM and the affected portions of the FIS report, both dated August 16, 1995.

The modifications are effective as of the date shown above. The map panel(s) as listed above and as modified
by this letter will be used for all flood insurance policies and renewals issued for your community.
