<br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />edge of the pasture and at the base of the hillside, the <br />loss of pasture land is minimized and the homesites are <br />deemphasized by building into the backdrop of the hillside. <br /> <br />Another design consideration in locating the homesites has <br />been the relocating of a major irrigation ditch presently <br />located at the base of the hillside to in front of the <br />collector road servicing the homesites. This has been done <br />not only to continue irrigation of the front pasture but <br />also to provide a plant screening edge for the homesites. <br />At the Detail Submission level, architectural guidelines <br />concerning building color, height, massing and orientation <br />will be submitted. <br /> <br />The remaining 6 homesites are clustered in the buildable <br />land along the Roaring Fork River as illustrated in the <br />"Riverfront Homesites Plan." The homesites have been <br />located along the river to take advantage of the prime <br />building sites, to not crowd the upper pasture homesites, <br />and to have limited to no visibility from Highway 82. The <br />current riverfront homesites plan has been revised from <br />the 1979 plan as follows: <br /> <br />1. The homesites have been located outside the County <br />adopted lOO-year floodplain boundary mapping of the <br />Wright-McLaughlin report. <br /> <br />2. The southern riverfront homesites are serviced by a <br />common driveway looping along the unirrigated edge of <br />the front pasture and having a single entrance to <br />Highway 82 at the existing entrance across from the <br />Aspen Village intersection. Parking will be provided <br />in low barnlike appearing garages located on the upper <br />level of the sloped embankment. <br /> <br />3. The southern riverfront homesites will be connected <br />to the central water system. The applicant is willing <br />to connect the northern riverfront homesites, but <br />cannot commit to this until technical, easements and <br />cost uncertainties are further examined for crossing <br />the river. The homesites will continue to have indi- <br />vidual or common shared septic systems. <br /> <br />4. The northern riverfront homesites will be serviced by a <br />common driveway off the Lower River Road. The new <br />driveway will be a relocation of the existing dirt road <br />already accessing the parcel. The relocated driveway <br />will have an improved "T" entrance with the Lower River <br />Road, and will have better entrance visibility due to <br />no surrounding view restricting vegetation.
