PLAN DESCRIPTION <br /> <br />The PUD Plan is illustrated by the Land Use Plan, the River- <br />front Homesites Plan, and the Development Suitability Map on <br />the following pages. Full-scale inserts of the Land Use <br />Plan and the Riverfront Homesites Plan are given in the <br />Appendix. <br /> <br />The 25 unit townhouse cluster is located adjacent to Aspen <br />Village mobile home park on approximately a 4 acre parcel. <br />The location of the townhouse cluster has been established <br />to provide convenient walking access to the Aspen Village <br />recreation facilities, the Roaring Fork Grocery, and the <br />County bus stop. At this conceptual level, no detail site <br />planning of the townhouse cluster is presented until a <br />specific unit mix and building modular is determined in <br />coordination with the County Housing Authority. However, <br />the size and shape of the townhouse parcel is flexible to <br />accommodate any final site design. <br /> <br />Based on the building modular used at Midland Park, typical <br />average unit sizes would be approximately the following: 1- <br />bedroom unit~ @ 600 sq. ft.; 2-bedroom units @ 800 sq. ft.; <br />and 3~bedroom units @ 1,200 sq. ft. It is envisioned the <br />majority of the units will be 2-bedroom units or larger. <br />For GMP evaluation the standard of a 2-bedroom unit has been <br />used as an average unit. <br /> <br />An open space buffer of at least 50' will be provided for <br />the townhouse cluster along the irrigation ditch bordering <br />the mobile home park entrance road. This buffer will preserve <br />the cottonwood hedge along the ditch and provide screening <br />from the mobile home park. Additional planting will be done <br />along the ditch to reinforce the screening between the <br />townhouse units and the mobile home park. <br /> <br />New recreational facilities will be designed in conjunction <br />with the townhouse cluster. <br /> <br />The townhouse cluster will be connected to the central water <br />and sewer system servicing Aspen Village. <br /> <br />'., <br /> <br />Fourteen (14) of the 20 single-family homesites are located <br />along the back edge of the pasture bordering Highway 82. <br />The criteria for locating the majority of the homesites in this <br />area is the ability to connect the sites to the water <br />and sewer system. Another factor for locating the sites <br />along the back edge of the pasture is their limited visi- <br />bility from Highway 82. The individual sites were located <br />"in the field" to take advantage of the steep roadside bank <br />along Highway 82 which effectively block all of the town- <br />houses from view from the highway and most of the homesites <br />view from the highway.
