ALTERNATIVE DEMOLITION OPTIONS

RELOCA TION OF STRUCTURE

The primar.v purpose (~t this option is to relocate
structurally sound homes out of Jlood hazard areas. This
option is particularly desirahlefof preserving historic
properties.

Advantages
. Structure is preserved
. Landfilling of demolition waste is avoided
. Structure could be used for affordable
housing or other public purposes
. Structure could be sold and funds used to
reduce project costs
. Effect on tax base is minimized
. Demolition costs are saved

Disadvantages

. High costs

. Structure must be in sound condition

Major Steps
. Bid out and award relocation contract
. Select a new site out of flood hazard areas
. Relocate structure and clear property
. Open space management

DECONSTRUCTION

Deconstructioll is the strategic disassembly oj a structure
(construction ill reverse) in order to retrieve all or
portions of salvageable materials, sllch as.f7oors, frame,
roof, and foundation j(Jr recycling/reuse.

Advantages
. Building materials are recycled
. Landfilling of demolition waste is significantly
red uced
. Demolition and landfill costs are saved
. Large-scale deconstruction projects (which
require many workers) offer opportunities for
job training and welfare-to-work programs

Disadvantages
. Limited demand for recycled building
materials
. Labor intensive, slow process
. .Materials and construction techniques used in
structures built after 1950 are not ideal for
deconstruction
. Requires specialized worker training
. Ivlaterials may be unusable due to floodwater
contamination

Major Steps

. Determine deconstruction potential of each
house

. Obtain adequate storage space for recycled
materials

. Asbestos inspection

. Obtain necessary permits

. Deconstruct building and clear property

. Open space management

2
