W,\T!':R <br />CONSE~VATlON BOARD <br /> <br />Dear Mr. Lang: <br /> <br />Re: Revision of Lena Gulch Flood Plain at <br />34th Avenue and Vivian Street <br /> <br />We have concluded a more detailed analysis of the flood situation near the <br />location of the four vacant lots at 34th Avenue and Vivian Street within the city <br />limits of Wheat Ridge, Colorado. This analysis included a detailed site survey <br />of the area which showed a slight difference in the topography of the area. The <br />field survey utilized bench marks developed for the aerial photography and topog- <br />raphk mapping done by Olympus Aerial Surveys, Inc. The slight difference in to- <br />pography is due to the fact that the contour interval of the mapping is two feet. <br /> <br />The analysis also included the insertion of additional cross-sections into <br />the backwater program to improve the reliability of the lOO-year water surface <br />profi Ie. <br /> <br />~ <br /> <br />The results of our analysis resulted in a 200-foot reach change ranging from <br />0.0' to 0.6' difference in the lOO-year water surface profile as shown on the <br />attached drawing. The resulting change in the 100-year flood plain boundary is <br />also shown on the attached drawing. <br /> <br />The change results in four vacant lots at 34th and Vivian Street being com- <br />pletely within the flood plain rather than only partially in the flood plain. It <br />does not effect the adjacent developed lots. This is a very minor change to the <br />overall flood plain map, but very important to the owner of the lots and nearby <br />residents.
