Downstream of 64th Avenue, the improvements are adequate for <br />the 100 year storm with and without improvements to Hidden Lake. <br />Improvements to Hidden Lake itself would allow for increased <br />land usage for the developments presently proposed downstream and <br />therefore, this construction is recommended next. <br />Finally, the Bates Lake area has minimal existing problems due <br />to the essentially undeveloped downstream area and therefore, the <br />construction of these improvements is more dependent upon the <br />priorities within Arvada. <br />
