Artist's concep~ <br />tion of office building raised <br />on street piles. <br /> <br /> <br />This II-story office building, shown under construction in <br />1983 (Figure A 19), contains 200,000 square feet of space. <br />Estimated cost of construction is $20 million. The structure has <br />a steel frame with composite metal deck and is built directly over <br />the South Branch Rahway River. Due to the poor bearing <br />capacity of the soil and the location over the stream, the <br />building's foundation is on steel piles that go down to bedrock. <br />The first floor is supported 15 feet above the stream on steel <br />columns encased between ground level and the first floor with <br />concrete. Exterior walls are prefabricated tile panels with two- <br />sided structural glazed windows. <br /> <br />In designing and constructing the office building, the client <br />and the State of New Jersey required the following: <br /> <br />. Wetlands must be left virtually intact. <br />. Construction cannot substantially alter areas nor impede <br />the stream. <br />. Parking for 800 vehicles must be provided in a flood-free <br />area. <br />. U ndislUrbed views of the environment must be provided. <br /> <br />The design solution realigned the stream encroachment line <br />by means of equal conveyance and not raising the stream height <br />by more than 2.4 inches during flooding. <br /> <br />, <br /> <br />\ <br /> <br />42 <br />
