REAL ESTATE AFFILIATES

Incorporated

Mr. William P. Stanton
May 30, 1980
Page Two

Additionally, the applicant will covenant to your 1979
recommendations as follows:

A. The homesites will not have basements.

B. The homesites' first floors will be at least
2 feet above the 100-year water surface elevation.

C. The homesites will not be located less than 15 feet
from the 100-year flood boundary as surveyed at
the site.

2. The base map of the "I\iverfront Homesites Plan" is the
same base map used by the Wright-McLaughlin Engineers
report of August, 1976. This mapping is aerial flown
1"=200' scale at 5' cOntour intervals, and is the best
available mapping from Pitkin County for the site. The
Wright-McLaughlin Engineers site specific evaluation
will check the accuracy of this mapping.

3. As you highlighted, the placement of wells and septic
tanks should be free of any floodplain concerns. The
County Sanitary is responsible for reviewing our detailed
engineering plans, and he only issue permits when he is
satisfied all concerns are addressed.

I hope the additional info~mation will assist you in your
1980 review. In summary, t feel we both realize the August,
1976, Wright-McLaughlin En~ineers report should only be used
as a "preliminary planning guideline," and that detail site
specific study is required at the next level of investiga-
tion. If the 1980 application is approved at the General
Submission level, we will proceed to the site specific
technical review level.

If I can be of additional assistance or offer clarification,
please give me a call. I hope our modifications and commit-
ments will sufficiently address your concerns.

Si::rc~+?

J' Curtis
Re 1 Estate Affiliates

Imp
