<br />Higbway 82 edge of tbe mobile borne park to another location <br />internal to tbe park, it will visually upgrade the Highway 82 <br />corridor. <br /> <br />The second main visual consideration of tbe project is the <br />preservation of the irrigated pasture adjoining both sides <br />of Higbway 82. These pastures are a visual amenity and bave <br />been preserved by placing development only along tbe edges <br />of the pasture. These pastures will be deed covenanted <br />to remain open space. <br /> <br />Revising the plan for the northern riverfront homesites has <br />resulted in locating parking on the upper level of the <br />embankment slope. Garage structures will be required that <br />will be covenant to architectural and landscaping guide- <br />lines to minimize the visibility of the structures. <br /> <br />G. Wildlife Habitat <br /> <br />Based on tbe 1979 referral letter from the Division of <br />Wildlife (Appendix), all wildlife concerns for the property <br />are located on the back portion of the property zoned RS-30. <br />Within this application, no activity is proposed for the RS- <br />30 land. <br /> <br />The project will covenant to a dog control ordinance similar <br />to the ordinance presently enforced in Aspen Village which <br />has been complimented by the Wildlife Officer in past <br />referral letters. <br /> <br />Natural Vegetation <br /> <br />The townhouse cluster and the 14 single family homesites are <br />located on the edge of the pasture which has limited trees <br />that shall be preserved. The 6 homesites along the river <br />are located in small open pockets generally ~urrounded by <br />trees, resulting in few, if any, tree loss. The project <br />will actually upgrade the site's natural vegetation as <br />additional screen planting is proposed along the irrigation <br />ditch between the mobile home park and the townhouses, and <br />along the irrigation ditch to be relocated in front of the <br />collector road of the homesites. <br /> <br />IV. PROVISION OF LOW & MODERATE COST HOUSING <br /> <br />The GMP scoring for the 25 deed restricted townhouse sites <br />is presented below: <br /> <br />_ 25 restricted sites (low <br />20 unrestricted sites <br />45 total sites <br /> <br />inc.) @ 2.7 people/unit <br />@ 4.0 people/unit <br /> <br />= 67 people <br />= 80 people <br />147 <br /> <br />= 46% = <br />= 54% <br />100% <br /> <br />12 pts. <br /> <br />- 16 - <br />
