cluster and available to the mobile home park residents. The
specific recreational facilities will be decided upon by the
Homeowner's Association of the trailer park and the PMH
residents. Aside from the new recreational facilities,
existing facilities include a ball field, swimming pool and
recreational club room. No other downvalley development can
compare with the recreational facilities offered by Aspen
Village.

In response to the County Engineer's 1979 recommendation,
a fisherman's easement will be designated by the applicant
along the Roaring Fork River.

G. Police Protection

Aspen Village is serviced by the County Sheriff's Depart-
ment. Based on the Department's 1979 referral letter (Appendix),
new development will not require additional personnel or
equipment.

H. Road System

Based on the 1979 recommendations of the County Engineer,
the driveway plan for the riverfront homesites has been
revised accordingly:

1. The driveway servicing the 3 southern riverfront home-
sites has been relocated to the unirrigated edge of the
front pasture to avoid crossing any sloped areas. The
driveway grade will be under 3%. The driveway is also
looped to have a single entrance to Highway 82 using
the existing entrance across from the Aspen Village
entrance. No new Highway 82 entrance will be created.

2. The driveway servicing the 3 northern riverfront home-
sites will be a relocation of the existing dirt road
accessing the parcel. The relocated driveway will have
an improved "T" entrance with the Lower River Road, and
will have better entry visibility due to no surrounding
view restricting vegetation. The existing dirt road
entrance will be closed.

3. The 1979 application located a single homesite near the
Watson Divide Road/Highway 82 bridge with driveway
access from Highway 82. This homesite has been elimi-
nated in the present plan to avoid any new Highway 82
entrances.

The collector road servicing the 14 single family sites has
been designed based on the County's standard of a Type 3:
Semi-Collector/Local Access Road with a 60' ROWand a 22'
pavement. The collector road is located on the flat ground
at the edge of the pasture resulting in virtually no road
cuts and grades under 3%.

- 12 -
