<br />5. The property has ample buildable land w~~h limited <br />to no visibility from Highway 82 but wit~ convenient <br />access to the highway. <br /> <br />6. The property is located adjacent to the ~spen-Gerbazdale <br />fire sub-station resulting in excelling rlownvalley fire <br />protection. <br /> <br />The 1979 application received General Submission approval <br />from the Planning and Zoning Commission with a set of conditions <br />recommended by the Planning Office. The present application <br />has addressed the recommended conditions as follows: <br /> <br />1. The applicant shall identify the legal entity responsible <br />for ownership and operation of the water system. <br /> <br />The expanded water and sewer system shall be owned and <br />operated by Aspen Village, Inc., the owner/operator of <br />the existing system. <br /> <br />2. Soils reports should be completed prior to the issuance <br />of any building permits. <br /> <br />Site specific soils reports will be req~ired by the <br />applicant to be submitted prior to issuance of building <br />permits. <br /> <br />3. A drainage plan should be submitted for the townhouses <br />and Highway 82 entrances. <br /> <br />A site specific drainage plan for the townhouses and <br />highway entrances will be submitted at Detail Submission. <br /> <br />4. The applicant should investigate the possibility of a <br />central water system and submit plans for individual <br />sewage disposal systems to the satisfaction of the <br />County Sanitarian. <br /> <br />The applicant is examining connecting all units to the <br />central water system, and a water and sewer systems - <br />either central, shared common, or individual - will <br />comply with County regulations. The applicant will <br />submit the required detail engineering plans at Detailed <br />Submission. <br /> <br />5. Engineering plans should be submitted addressing Section <br />5.25 of the Land Use Code. <br /> <br />The necessary engineering plans will be submitted at <br />Detailed Submission. <br /> <br />6. The property should be deed convenanted to the dog <br />control measures represented in the application. <br /> <br />- 5 - <br />
