The Lakewood <br />Gulch portion of the study area contains 1.35 square miles (see Table 1). <br />The basin is comprised of Drainageways E and F totaling 4.20 stream miles of <br />flood hazard delineation. Drainageway E is known as Jack Rabbit Gulch and F <br />is the main stem of Lakewood Gulch. The flood hazards for the reaches of <br />lakewood Gulch below the limits of the Green Mountain study area were pre- <br />viously investigated in Phase A Preliminary Report on Major Drainageway <br />Planning on lakewood and McIntyre Gulches Volume I Report (Reference 10). <br />The Lakewood Gulch basin and hydrological feature descriptions were set <br />forth in Project Reuse. Again the study area contains only a portion of the <br />basin defined by Project Reuse, so that a direct comparison cannot be made. <br />However, no significant changes in the boundaries or description have resulted <br />from the Green Mountain study. <br />The drainage area on the north side of Green Mountain is tributary to <br />Lena Gulch and contains 2.36 square miles. The basin is comprised of <br />Drainageways G and H, totaling 5.55 stream miles of flood hazard delineation. <br />The flood hazards for the reaches of Lena Gulch below the limits of the <br />Green Mountain study area were previously investigated in Lena Gulch Master <br />Drainage Plan (Reference 11). The Lena Gulr.h basin and hydrological feature <br />descriptions were previously set forth in Project Reuse. No significant <br />changes to the boundaries or the hydrological feature descriptions have <br />resulted from the Green Mountain study. <br />The largest basin in the study area is the tributary to Bear Creek and <br />contains 7.16 square miles. The basin is comprised of Drainageways J, K, and <br />L, totaling 17.4 stream miles of flood hazard delineation. Drainageway J <br />is known as Rooney Gulch and flows south adjacent to the hogback, <br /> <br />Drainageways K and L are unnamed. Rooney Gulch is tributary to Bear Creek <br />above the Bear Creek Dam, while K and L are tributary below Bear Creek <br />Dam. The Bear Creek basin and hydrological feature descriptions were <br />previously set forth in Project Reuse. No significant changes to the boundaries <br />or hydrological feature descriptions have resulted from the Green Mountain <br />study. <br />B. Hi story <br />The urbanization of the McIntyre Gulch portion of the study area <br />began in early to mid 1960's with the first filings of the Green Mountain <br />subdivision. Development was platted on Green Mountain prior to the <br />incorporation of the City of Lakewood in 1969. The drainage problems <br />in the basin are the result of encroachment upon the drainageways by <br />the development without adequate floodway easements or maintaining channel <br />sections. In addition, the impervious areas of the developments (i.e., <br />streets, parking lots, roofs) have increased the amount and rate of runoff, <br />which aggravated the erosion and increased the hazards. <br />The urbanization of the Lakewood Gulch portion of the study area began <br />in the early 1960's north of 6th Avenue with the platting of Daniels Garden <br />and is continuing south of 6th Avenue with the development of Union Square <br />and 6th Avenue West in the 1970's. The pattern of development from lower <br />basin to upper without providing adequate drainage facilities, has aggravated <br />the drainage problems in the lower basin. <br />Urbanization of the Lena Gulch portion of the study area began prior <br />to World War II, with the platting of the Pleasant View area north of 6th <br />Avenue. The residential/industrial area south of 6th Avenue was developed <br />in the 1960's. The Jefferson County Fairgrounds area, which was first used <br /> <br />3 <br />
