<br />CHAPTER 5 <br />ADM I N ISTRATION OF FlOOD- <br />PLAIN REGULATIONS <br /> <br />-~- <br /> <br />--- <br /> <br />- <br /> <br />Once a community has adopted floodplain regulations, the local floodplain <br />c:.dministrator and property owners may have difficulty visualizing the process <br />that should be followed in administering the regulations. "We have these <br />regulations, but what do we do next?" is a question they may ask. <br />This chapter describes a model process to guide local administrators. (Local <br />procedures may vary from this model process.) Each page has been pre- <br />pared so that the local administrator can make notes, comments, or add <br />"teps to the process as his/her experience dictates. <br />The model process sta.1s with a property owner (applicant) wanting to <br />change a land use, build one 01' more new structures, or rnodify existing <br />~;tructures somewhere in the community_ <br />[)evelopment 1) The planning official will determine whether <br />Proposal the proposed use is a permitted use or <br />whether subdivision, rezoning, or P.U.D. com- <br />pliance is required. <br />2) At the same time the planning official will <br />determine whetl1er the proposed develop- <br />ment falls totally or partially within the flood- <br />plain shown on the maps. If not, floodplain <br />issues are no longer a concern.
