These unit costs are summarized <br /> <br />in Table IV. Included as part of the construction costs is an allowance <br /> <br />I <br /> <br />of 20% for contingencies that could arise due to construction problems <br /> <br />I <br /> <br />that cannot be foreseen at this time and an allowance of 15% for engi- <br /> <br />neering services. <br /> <br />I <br /> <br />2. Land Acquisition Costs: Land acquisition costs are based upon information <br /> <br />obtained from the County Assessors Office during the Phase nAn study and <br /> <br />I <br /> <br />average $60,000 per acre in the downtown Littleton area. Included in the <br /> <br />I <br /> <br />cost is any relocation costs associated with acquiring the necessary <br /> <br />right-oi-way. No land acquisition costs were estimated for land that is <br /> <br />I <br /> <br />owned by a public entity. <br /> <br />3. Fiscal and Administrative Costs: An allowance of 8% of the construction <br /> <br />I <br /> <br />costs is included to cover the administrative, legal, and fiscal expenses <br /> <br />of the projects. <br /> <br />I <br /> <br />-11- <br />
