<br />. <br /> <br />may be due to several factors including neighboring structures, <br />trees, utility poles, etc. Since most of the cost. involved in <br />this process is for the initial preparation and movement, the <br />height of rise does not materially affect the total raising cost. <br />In other words, the cost of raising a house ten feet is only a <br />little more than raising it six feet. <br /> <br />3. Footing and Foundation - The cost of this item will depend <br />upon the structural load requirements and height of walls and/or <br />columns. Since most homes subject to flooding would require <br />raising the structure from six to twelve feet, the cost would vary <br />only slightly. <br /> <br />4. Exterior Treatment - With the structure raised, new access <br />is of prime consideration. This will necessitate the construction <br />of stairs for entrances to the house. The cost of this item will <br />vary over a considerable range according to the height, practicality, <br />architectural treatment, and materials used. <br /> <br />. <br /> <br />5. Duct Work, Plumbing, and Electrical Work - The structure in <br />the raised position will expose the underneath utilities to the open <br />air. This will require the wrapping of duct work and the water lines. <br />The electrical work will vary according to local electrical wiring <br />codes. Extensions of the plumbing connections will be required. The <br />cost will vary with the height and type of materials. Generally, the <br />total cost of this work will be about $1,500. On older homes, it <br />would be advisable to install new water lines, electrical lines, <br />ducts, etc., if the old ones are removed for the raising. <br /> <br />I . <br /> <br />6. Esthetics - This item allows for the finishing deta1s for <br />the construction and includes wall and/or column treatment, lattice- <br />work, landscaping, and underneath paving desired. The cost is <br />proportional to the desires of the property owner and can vary between <br />$2,000 for a minimum treatment to $10,000 for a detailed treatment. <br /> <br />. <br /> <br />17 <br />
