SPECIAL FEATURES OF THE TRANSACTION:

A contract dated 11/29/84 sets forth the obligations of Englewood to convey the fee
interest in parcel 11 0, to provide permanent easements for parcels 114, 116 and 117, and
to provide a temporary construction easement for parcel 11 O-A-HE, which contract was
recorded in Arapahoe County on 10/9/85 at Book 4568, Page 683. The deed for parcel
110 was signed on 2/14/85 and recorded in Arapahoe County on 5/7/85 in Book 4434,
Page 215.

The required permanent easements were provided by means of several documents, all
dated 11/29/84, and the permanent easements for parcels 114, 116 and 117 were
recorded in Arapahoe County on 10/9/85 at Book 4568, Page 690.
