With the on-going
flood control measures on the South Platte River, the potential 100-
year flood hazards for this area may be reduced. Until such time
that the proposed flood control improvements on Weir Gulch are con-
structed, it would be our recommendation that this area continue to
be considered as a flood hazard area. As a result, any new construc-
tion within the area should be required by ordinance to locate doors
and windows 1'-2' above the normal ground level.

For Mr. Boland's information, we have used a conversion factor of
+5171.85 to convert the Denver datum bench marks in the Sanderson
Gulch area to U.S.G.S. datum.

If you should have any questions on this information or wish to
discuss it further, please feel free to call.

Very truly yours,

LAM:ca

ASSOCIATES, INC.

.p; A ~

my! ,""".
