This report deals only <br /> <br /> <br />with existing and ultimate development, not with timing of future growth. <br /> <br />I <br /> <br />I <br /> <br />Existing Land Use. Aerial photos were taken in May 1972 of the entire <br /> <br /> <br />basin in order to estimate the extent of present urbanization and to define <br /> <br /> <br />variables for hydrologic analysis. In the northwest end of the basin <br /> <br /> <br />through Englewood and part of Cherry Hills Village urbanization is esti- <br /> <br /> <br />mated to have reached its ultimate development. In unincorporated Arapa- <br /> <br /> <br />hoe County, Greenwood Village, and the remainder of Cherry Hills Village urban- <br /> <br /> <br />ization is in various stages of development, but may be characterized as spotty <br /> <br /> <br />and light density with some exceptions. In May 1972 there was no concen- <br /> <br /> <br />trated development within the basin in Douglas County. In the fall, how- <br /> <br /> <br />ever, street layouts were being made in a tract in Section 4, west of <br /> <br /> <br />point 208 on Chart 2. <br /> <br />I <br /> <br />I <br /> <br />I <br /> <br />I <br />I <br /> <br />I <br /> <br />-14- <br />
