Flood flows in this <br /> <br /> <br />reach split to both the north and south sides of West 58th <br /> <br /> <br />Avenue. <br /> <br />. <br /> <br />REACH 3 - OAK STRBBT TO WARD ROAD (Station 68+00 to <br />125+00) <br /> <br />. <br /> <br />The channel and floodplain in this reach are <br /> <br /> <br />essentially in their natural state, with the exception of a <br /> <br /> <br />large outdoor sports complex (soccer/baseball/softball) <br /> <br /> <br />located just upstream of Oak Street. A large commercial <br /> <br /> <br />nursery occupies most of the floodplain area between the <br /> <br /> <br />outdoor sports complex and Ward Road. <br /> <br />p <br /> <br />p <br /> <br />~ <br /> <br />Flood History. There are no specific records of major <br />flood events and damages on Van Bibber Creek itself due <br />most likely to the fact that the area has been developed <br />for only the last 20 to 25 years.
