All private property >5,000 square feet is developed for single family use. <br /> <br />. The initial maximum elevation restriction for developable parcels of 10,000 feet was <br />removed. No private parcels are restricted from development as a result of average parcel <br />elevation. This did not turn out to be a significant factor in determining developable <br />parcels <br /> <br />. All private parcels with maximum average slope less than 50% were developed. This was a <br />significant factor in determining the number of developable parcels. <br /> <br />. All privately owned parcels> 35 acres were divided into 35 acres parcels, regardless of <br />existing land use <br /> <br />. All irrigated parcels were assumed to developed, but 90% of the irrigated land remains in <br />irrigation. The 10% that was not assumed to be irrigated in the future creates a pool of <br />augmentation water for future uses. <br /> <br />. All private parcels >1 acre will be developed at an average density of 3 single family <br />dwellings per parcel. This is an overall basin average, understanding that some higher <br />density mountain subdivision will occur and other parcels will not average 3 unitsl parcel. <br /> <br />. Only 50% of the 35 acre parcels will be developed with exempt wells. The other 50% of the <br />parcels will require augmentation for domestic and other uses. <br /> <br />. An allowance was included for future potential industrial development of 50 AF Iyear CU <br />in each subbasin, except for the North and South Smith Fork subbasins. (This assumption <br />was included after the conference call, based on feedbdck from Mike Pelletier, Gunnison <br />County pldnner.) <br /> <br />.
