>,

purchase the 30" outlet pipe and vault in advance to eliminate any potential timing conflicts
due to fabrication and delivery times associated with the pipe.

Added Cost = $186,000.

e

State Highwav 72 Shoulder Widening:
As a condition of approval of the reservoir improvements by the Jefferson Metropolitan
District and the City of Arvada, Consolidated Mutual was required to construct 2 -12-foot
shoulders on State Highway 72 along the south side of the reservoir property, approximatey
0.5 miles in length. The 2 - 12-foot shoulders will become future travel lanes that will
serve to widen State Highway 72 to a 4-lane secti9n as future growth requires.

Added Cost = $466,000.

Access Road from Indiana Street:
When the Fortune Property was purchased, an easement was secured from the Fortune
Family to allow an access road to be constructed 'from Indiana, west into the east side of the
reservoir property. The construction of this access road was not included in the R.E. Monks
construction contract and was constructed by COl).solidated Mutual Water Company.

Added Cost = $41,000.

Access Road from State Highway 72:
Originally, the access point into the reservoir site was to be solely from Indiana. Continued
negotiations with the Colorado Department of Transportation, however, has allowed
Consolidated Mutual to secure an additional aqcess easement from State Highway 72 into ...
the south side of the reservoir. The constructipn of the access was not included into R.E. _
Monk's construction contract and therefore w~ll be constructed by Consolidated Mutual
Water Company.

Added Cost = $90,000.

Construction Water:
Construction water was originally planned to ~e available along the southwest comer of the
property, stored in a pond that would be fed by water supplied by Denver Water. The bid
documents were setup to provide water in thjs manner, but during the bid process it was
determined that this method of supplying co*truction water was not feasible. Therefore,
supplying construction water to the site became the responsibility of the Consolidated
Mutual Water Company. Total usage of con$truction water to complete the project will be
approximately 600-800 acre-feet at a charge of$160 per acre-foot and $0.25 per thousand
gallons for treatment and pumping.

Added Cost = $150,000.

Xcel Gas Pioeline Relocation:
An existing 12-inch high pressure gas main currently exists along the west side of the
reservoir within Fortune Reservoir's pooling; area. The gas main is currently owned and
operated by Xcel Energy. Given discussions with the Gas Company, and the age, ..
condition, and existing location of the pipeline, the gas main will need to be relocated _
outside the pooling area ofthe reservoir.

Added Cost = $367,000
