<br />2, CORRIDOR PLAN <br /> <br />DESIGN OBJECTIVES <br /> <br />Overall design objectives for this segment of 1-25 <br />should respond to the following criteria: <br /> <br />. minimize water use to 10"-12" per year by using <br />Xeriscape principles and techniques, <br />. minimize maintenance requirements by reduc- <br />tion of turf areas through use 01 plant beds, <br />groundcovers, wildllowers and creative use of <br />areas of full height grasses, <br />. enhance existing plantings along roadside. <br />. provide seasonal color with wildllowers, conl- <br />fe,s and deciduous plantings. <br />. reinlorce urban identity and image through for- <br />mallandscape treatments, <br />. reinlorce regional character by utilizing native <br />species in natural groupings, . <br />. encourage adjacent property owners to Improve <br />their properties to lurther complement the COrrI- <br />dor beautilication, <br />. unify the corridor with plants from a common <br />plant palette <br />. plant selection from a plant paleue consisting of <br />plants ranked as moderate, low and very low for <br />water requirements on the xeriscape scale. <br /> <br />CORRIDOR "IMAGE" <br /> <br />The Task Force agreed that a regional Colorado Im- <br />age should be reflected in the study corridor's <br />landscaping, rellected by the use 01 as many na- <br />tive and naturalized plant species as possible, Dis- <br />cussions regarding the type of landscaping ap- <br />proach to be used centered on a balance between <br />an natural, more informal landscape and an urban, <br />more formal boulevard type of landscape, The ur- <br />ban landscape approach, a linear treatment whh <br />sharply defined edges, could be used to emp,ha- <br />size some of the 'Gateway' Interchanges Into <br />Downtown Denver, The natural approach, utilizing <br />clusters and masses of plant materlaf and softer <br />edges, would be applied along the corridor ~here <br />the Pia lie River is adjacent. However, straight , <br />formal rows of plant malerlal should be used only in <br />Gateway statements or in restricted spaces, The <br />intermixing of the two approaches will seIVe to em- <br />phasize Denve(s close ass?ciation with the ~Ialle <br />River, provide an opportunily for the reflectlO~ of <br />this area's unique regional character, and hl9h- <br />light urban area access. <br /> <br />MASTER PLAN <br /> <br />The master plan for the '-25 corridor was devel- <br />oped to Identify areas which receive ehher,the nat- <br />ural or urban fandscape treatments. Areas to re- <br />ceive the urban treatments generally lie south of <br />1-70 to the Colfax Avenue interchange. Areas to <br />receive the natural landscape treatments general- <br />ly lie south of Colfax Avenue through the Broad- <br />way/Lincoln interchange. Areas near the PlaUe <br />River are to be landscaped in a more natural treat- <br />ment to complement the river's character. Inter- <br />changes and some roadway segments near Speer <br />Boulevard should be landscaped to create a more <br />formal urban treatment to reflect the urban image <br />of Denver. <br /> <br />This corridor plan will be used as a framework from <br />which to develop more detailed landscape plans <br />when portions of 1-25 are being rebuilt or when <br />separate landscape projects are funded by CDOH, <br />private developers, etc, <br /> <br /> <br />.
