LOVE APPRAISALS, INC. <br /> ANALYSIS OF HIGHEST AND BEST USE <br /> The Uniform Appraisal Standards for Federal Land Acquisitions defines <br /> highest and best use as "The highest and most profitable use for which the <br /> property is adaptable and needed or likely to be Heeded in the reasonably near <br /> future..." (Uniform Appraisal Standards for Federal Land Acquisitions, page 34). <br /> The analysis is further defined by the statement that "before it can be concluded <br /> that any use for the property is its highest and best use, that use must be physically <br /> possible, legally permissible, financially feasible, and must result in the highest <br /> value." (Uniform Appraisal Standards for Federal Land Acquisitions, Interagency <br /> Land Acquisition Conference, Washington, D.C., 2000, page 17) <br /> Physically Possible <br /> The convenient location, good access, developable topography, available <br /> utilities and amenities make the Subjects physically suitable for any of the uses <br /> witnessed in the neighborhood. Surrounding uses include warehouses, offices, <br /> hotels, retail space and shopping centers, parks and residential condominiums. <br /> This variety of potential uses is supported by the intended uses for the comparable <br /> sales. <br /> The interior location of Relinquishment Area #1 does not provide sufficient <br /> visibility for vehicular oriented uses. The drainage in Relinquishment Area #2 also <br /> constrains development. <br /> 62 <br />
