Feasibility Study
Sylvan Dale Ranch
Irrigation Ponds Excavation Project
December 19, 2013
Introduction
Sylvan Dale Ranch owns two adjoining spring-fed ponds next to Big Thompson River, just
downstream from Riverview Campground at 2444 River Rim Rd Loveland, CO 80537. (see Map
submitted on Nov. 28). The ponds drain into the river just above the George Rist Ditch
diversion. The address of the ponds is 7000 US Hwy 34, Loveland, CO 80537. The ponds were
silted in during the flood. The purpose of the project is to excavate the ponds and restore them
to their former use.
Project Sponsor
Sylvan Dale Ranch is a limited liability limited partnership (LLLP) registered in the state of
Colorado. There are two General Partners, David Jessup and Susan Jessup. The ranch has been
owned and operated by the Jessup family since 1946 as both a guest ranch and a working ranch
encompassing 3200 acres in the foothills at the mouth of the Big Thompson canyon. The
partnership was revised in 2001. A copy of the partnership agreement is attached.
Project Service Area and Facilities
These ponds are fed by springs and drain into the river. The ranch pumps water out of the
ponds with a 75 HP pump to irrigate 160 acres of alfalfa-hay pastures located immediately
south of the ponds. Between 142 and 190 acre-feet are used per season, using two center
pivots. The center pivots, one 7 tower and one 4 tower, were installed in 2007-2008 with the
help of an NRCS cost-sharing EQIP grant. Hay is harvested off these pastures in June, and
during the rest of the year, the pastures are grazed by the ranch's grass-fed cattle herd. Beef
produced in this fashion is sold directly to local customers as quarters, halves and wholes.
Hydrology and Water Rights
In accordance with the River Commissioner's instructions, as water is pumped out of the ponds,
an equivalent amount of replacement water is simultaneously released into the river from our
CBT allotment of 259 shares at the flume from the Hansen Feeder Canal just above the Dam
Store, two miles upstream from the ponds. Sylvan Dale Ranch also owns 2.5 shares of Handy
Ditch water shares, our base water supply.
Project Description and Alternatives
