Originally the entire drainage basin was irrigated farm land with only <br />occasional farm homes throughout. In the past few years, this has changed so <br />that at present approximately 20% of the area is committed to residential <br />development. Accordingly the need for irrigation ditches is diminishing and <br />as new residential developments occur, additional laterals will be abandoned, <br />and the remaining ditches will carry less and less irrigation water. <br />DESCRIPTION OF DRAINAGE AREAS <br />As shown on the enclosed map, the entire drainage basin has been sub- <br />divided into several individual drainage areas. These areas are identified <br />by circled letters such as 0 The point of concentration where all the water <br />from one drainage area concentrates and is discharged into the adjacent area <br />is identified on the map by the circled numbers, such as 8 <br />The area west of 35th Avenue is subject to further subdivision into <br />areas similar to that east of 35th Avenue. When these subdivisions are made, <br />the concentration points shown along 35th may be changed slightly. However, <br />for the purposes of this report, the concentration points shown on the <br />enclosed map have been used for all calculations and recommendations. The <br />drainage areas shown east of 35th Avenue were made to conform to both the <br />existing natural topography and the alignment of streets and lots in existing <br />and proposed subdivisions. <br />All the platted and recorded subdivisions within the drainage area are <br />shown on the enclosed map in black. In addition, all the proposed subdivisions <br />which are known to the writer but which are not yet platted and recorded are <br />shown here in blue. There is little doubt that all the unplatted land between <br />23rd Avenue and 35th Avenue will be subdivided in the near future resulting in <br />100% residential development of the specific drainage area under study. <br />- 6 - <br />
