Construction Staging Areas <br />A construction staging area for the Segment 3 pipeline alignxnent will be provided at the <br />northeast corner near the intersection of Jewell Avenue and Monaghan Road. The site was <br />selected for construction staging because it is not farmed and has paved road access <br />midway along the alignment. <br />Existing Land Use and Future Development <br />Land use along the 8.8-mile Segment 3 corridor from the PS-3 site to the ARWPF is mostly <br />undeveloped with some adjacent dry land agriculture. The Monaghan Road alignment <br />crosses four proposed subdivisions (Trails at First Creek, Sand Creek Ranch, Eastern Hills, <br />and Coal Creek Reserve), which have been annexed into the City and which have submitted <br />preliminary development plans. The annexation agreements require the developer to <br />dedicate ROW prior to development, eliminating the need for easement acquisition for <br />construction of Segment 3 along part of the Monaghan alignment. <br />Development along the Monaghan Road corridor is not expected for another four to eight <br />years and is not expected to affect construction of the pipeline. <br />Special Crossings <br />In addition to the USACE jurisdictional crossing at Coal Creek, two other special crossings <br />are included in Segment 3. Monaghan Road and Quincy Avenue will be constructed as <br />trenchless crossings to maintain traffic safety during construction. Local geotechnical <br />conditions indicate that these crossings are technically feasible. <br />Conveyance System Cost Estimates <br />Construction cost estimates prepared at the 90%design level, and design costs encumbered <br />by Aurora Water for the conveyance system, are listed by bid package in Table 1 below. <br />TABLE 1.
