• PROJECT BACKGROUND AND NEED <br />The existing 22 homes and home sites currently use potable water to irrigate the <br />individual landscaping. Currently, the water for the potable used for irrigation is derived <br />from an underground central water system with a well and pump house. The water <br />system is augmented by a 100,000 gallon tank, located on the Ranch. As the remaining <br />21 homes are built and landscaping needs increase, the Lazy O Ranch has developed a <br />system to utilize the non-potable water from the irrigation ditch and natural springs on the <br />Ranch. The water is diverted from Capital Creek and Snowrnass Creek, per existing <br />water rights that are owned by The Lazy O Ranch Homeowners' Association. <br />Under the new irrigation system, the non-potable water will be pumped from one of the <br />ponds. A new pump house will be constructed to pump the water to each individual <br />home. The pond is supplied with water by way of the William's Ditch 1 which is <br />diverted from the Capital Creek and Snowmass Creek. 21 of the 22 home sites will <br />utilized this form of irrigation. <br />ANALYSIS OF ALTERNATIVES <br />The purpose of this project is to provide an easy and economicly feasible alternative to <br />improve the watering of the landscaping for each of the individual homes that comprise <br />� the Lazy O Ranch Homeowners' Association. The following two alternatives were <br />considered: <br />1. Take no action and continue to use the potable for landscaping needs. <br />2. Install an irrigation system that would utilize the water that is diverted by way of <br />the Williams Ditch 1. <br />Alternative I was considered unacceptable as the demand for domestic water use will <br />increase for the Lazy O Ranch as the remaining 11 homes are constructed. <br />Alternative 2 was selected as it was evaluated to be a cost effective approach to meeting <br />the watering needs of the Lazy O Ranch Homeowners' Association. <br />The selected alternative, Alternative 2, involves irrigation pipe to be installed to each lot <br />according to the engineering report and project plan. The main line will be 6", reducing <br />to 4", reducing to 2". A 2' brass saddle will be installed to run the service to the lots by <br />design, connected to a 2" poly pipe, to a curb stop valve along the side of the road within <br />the Lazy O Ranch. Each of the pipe lines will connect to the individual homes by way of <br />under the road so that no disturbance to the paved surface will occur. A 6x6 pump house <br />will be constructed. A vault for the pumps will be erected using prefabricated concrete <br />rings 48"x48"x16' in height with 12" ads pipe to run into the pond. <br />• <br />Lazy O Ranch Homeowners' Association, Inc.
