Atthe meeting, the applicant, staff and any interested <br />parties shall present testimony for consideration. <br />8. Planning and Zoning Commission's recommendation with <br />respect to Site Development Plans required by Section 1 Q-7-2{C) shall be forwarded <br />to City Council to be considered concurrently with the application for a conditional <br />use. <br /> <br />( <br />9. If approved, the applicant shall submit 1 mylar and 10 <br />signed copies of the Site Development Plan to the City Administrator or designee <br />within 30 days of approval. ' <br /> <br />10-7-6 Reauired Elements of Site Develooment Plan <br />A. The proposed Site Development Plan shall be prepared by a <br />registered architect, landscape architect, registered land surveyor, or professional <br />engineer except that the City Administrator or designee may waive this requirement <br />for projects that are not so complex that the use of registered or licensed <br />professionals is necessary to enable the Planning and Zoning Commission to make a. <br />decision that complies with the requirements set forth herein. The Site Development <br />. Plan shall be prepared at a scale not less than 1 inch = 50 feet and on a sheet size <br />of 24" by 36". The plan shall contain the following information: <br />, . Date, north arrow~ written and graphic scale, name and <br />address of project, parcel size and legal description. <br />2. The property lines and dimensions. <br />3. The building envelope, square footage and setback <br />dimensions of all proposed structures. and all existing structures which are to be <br />retained on site. <br />4. . The proposed layout of the parking lot including location and <br />dimensions of parking spaces, curb islands, internal planter strips, maneuvering aisles, <br />access driveways with indications of directions of travel, curb cuts, internal rights-of- <br />way, adjacent rights-of-way and opposing accesses. <br />5. The location and dimension of all existhlg and proposed <br />public and private u'tility, access and emergency easements. . <br />6. The existing physical features and proposed modifications <br />on the site, including drainage ways, steep slopes, mature trees and floodplains. <br />Existing contours and finished grades are to be shown at 2-foot intervals or less~ <br />Show % grade on travel ways., <br />7. The location, dimension and material of all bike/pedestrian <br />paths and walkways. <br />8. The location, arrangement and dimensions of truck loading <br />and unloading 'facilities. <br />9.
