The applicant shall meet with the City Administrator or <br />designee at an initial meeting to discuss the general requirements for the Site <br />Development Plan. . <br />2. After this initial meeting, the applicant shall submit to the <br />City Administrator or designee a submittal for pre-application review to include 10 <br />copies of the written and graphic proposal for distribution to affected City <br />departments. <br />3. The CitY Administrator or designee will meet with the <br />applicant for a pre-application meeting within 14 calendar days after the preapplication <br />submittal to discuss the specific application submittal requirements and any issues the <br />C.ity may have based upon the preliminary submittal. <br />4. A complete application to include a completed application <br />form, fee, proof of ownership or owner's authorization, improvement location <br />certificate or boundary survey, written description of request, written description of <br />how the proposal is in conformance with all applicable criteria for review and 10 <br />copies of a 24" X 36" Site Development Plan shall be submitted for initial review <br />along with any other submittal requirements as determined by staff during the pre- <br />application review. Other submittals' may include a grading/erosion control plan, <br />drainage study, soils report, geology report, utility study.and/or a traffi~ study. .In <br />addition, copies of any special agreements, conveyances, restrictions, or covenants <br />that will govern the use, maintenance, and continued protection of the property .shall <br />be required. All Department Directors shall review the application submittal, for <br />completeness within 7 calendar days. A~ the 'e~d of this time period, the City <br />Administrator or. designee shall notify the applicant whether the application is <br />accepted as complete. . .' <br />5. At the time of application acceptance, tl:1e date for the <br />Planning and Zoning -Commission consideration shall be scheduled for the next <br />available regularly. scheduled meeting, provided there is sufficient time for ~taff <br />review. <br />6. . Oncetlie application is accepted, Department Directors shall <br />review the application and make written comments within 30 calendar days. The City <br />Administrator or designee shall prepare written comments and shall meet with the <br />applicant to discuss all comments. <br />7. A 'meeting will be scheduled before the Planning and Zoning <br />Commission where the applicant, staff and any !nterested parties shall present <br />information for consideration of the plans. The Planning and Zoning Commission shall <br />approve, approve with conditions or deny the Site Development Plan if the plan is <br />required by Section 10-7-2(A) or (B); or forward recommendations to City Council if <br />. the plan is required by Section 10-7-2(Cl. <br />a.
