.

Land acquisition and relocation

Under the 1976 plan, land required for the
Narrows Unit would total some 44,900 acres, Some
land currently being irrigated will be permanently
inundated, while some will remain in partial
production.

"Fair market value," as determined by competent
and impartial appraisers, will be paid for all land
improvemaJnts, and water rights. Landowners will
not be offered less than the appraised price.

Short, term leases to the former owners and
salvage rights to buildings may also be negotiated.
In addition, if taking only part of the land leaves
the remainder less valuable than before, the owner
will be paid for the loss. Whenever possible,
acquisition of land will be scheduled to allow
harvesting of crops, Ifland is needed before crops
are ready for harvest, farmers will receive pay,
ment for those crops.

Reclamation will make every effort to purchase the
required property by negotiating an amicable

.

agreement. However, a landowner doesn't have to
accept Reclamation's offer for land, and may
acquire an independent appraisal. Where an
agreement cannot be reached, Reclamation will
file suit in court to acquire the land by "condemna-
tion." Fair market value is then determined by the
court.

Displaced homeowners and tenants will receive
supplemental payments and advisory services to
help them buy or rent comparable replacement
homes. About 220 families living in the com,
munities of Weldona, Goodrich, Orchard, and
surrounding farms will be req uired to move
because of the project,

Additional information concerning acquisition of
property and relocation assistance is contained in
Public Law 91-646. A special booklet containing
information about these programs is available
from Reclamation and the Lower South Platte and
Central Colorado Water Conservancy Districts.

~
<"",,~,'1l'r~;;;r~S--~:~-
-~." ~~~,i}~;;.~; .>~y ^'

""'"

_.

.....--~-~-~....

'-,

The Narrows Unit will help control flooding
along the lower South Platte by capturing

and storing flood flow!! and releasing them
for beneficial uses at a later date.
