In addition, the production <br />potential of these lands will be more fully utilized by increasinG the acre- <br />ages in higher value cash crops. No apo)reciable increase in gross crop incom' <br />can reliably be expected from the 23,780 acres of Class 5 and 6 lands ~7hich <br />are nOli largely irri:;i'ted mead'ow. It is 'entirely possible that the water <br />users may elect to gradually retire some of these lands in order to develop <br />new areas of the more productive Class 1, 2, and 3 lands. The ant:l,cipated <br />future gross crop income with a full water supply is ~~35.66 per average proj- <br />ect acre. With a 60,000 acre-foot reservoir, the average annual gross crop <br />income per project aCl'e, making due allowance for unavoidable watel' shortages, <br />is estimated at ~';33.68. The increase in crop incOJae is largely attributable <br />to Class 1, 2, and 3 lands. Considering only t'lese lands, their cross crop <br />income with a full water supply would be about ~:,47 per acre. Under the pro~- <br />ect herein described, their income would be about ::::43.50 per acre. <br /> <br />8. The water users in the area value their land at from 1;)40 to ~)100 <br />per acre depending upon the quality of the land and the sufficiency of the <br />water right. Land is currently selling for as much as e125 to $135 per'.'!lcre. <br />The 1945 assessed valuation of all property in the Conejos Water Conservancy <br />District was ()3,188,GIO. <br /> <br />9. The' hay and "rain produced in the project area is principally <br />consumed locally as rivestock feed. The potato and green'peaindustries are <br />well established and adequate marketing outlets are available through the <br />facilities of cooperative associations and private buyers. A pea cannery <br />is located at La Jara lirnuediately adjacent to the project area. Livestock <br />from the area moves principally to Denver and eastern markets. <br /> <br />10.' A line of tlle Denver and Rio Grande Western nailroad and a paved <br />highway, U. s. 285, cross tile, rroject. Graded county-Toads serve all parts <br />of the area. . Electricity and telephone service is generally available. <br /> <br />11. The principal source of water sUPiJly for the Conejos Division is <br />the unrec',ulated flow of the Conejos :liver. The supply is adequate, averaging <br />256,000 acre-feet at the ::ogote gaGing station plus 110,000 acre-feet from <br />the tributar'J San Antonio and Los Pinos Rivers. l:lO'lTever, tile stream flows <br />falloff rapidly upon recession of the spring flood rtm-off, principally from <br />snow melt, leaving a very marked deficiency in the supply for irrigation use <br />after July. From lS'03 to date water shortages, based on an ideal clemand of <br />248,000 acre-feet per year, were incurred by the project in every year. <br />Regulation of the flow by a fO,ooo acre-foot reservoir at the Platoro site <br />would reduce the shortages to limits well within those allovrable for success- <br />ful operation of the 861150 acres. <br /> <br />12. The quality of tIle water supply is suitable in all respects for <br />continuous irrigation use. <br /> <br />13. The present irrigation works within the division area are generally <br />adequate for the diversion and distribution of the flaws of C\l1'lejos River <br /> <br />3 <br />
