Sorenson,
Thank you for your information on the Gold Hill Mill. Paul Blisk will be out of town for some time, so
I wanted to touch base with you regarding this issue. Without a specific proposal, we are unable to
anticipate every potential conflict with the Boulder County Land Use Code. However, there are four
major concerns that we have regarding the propetty at this time:
All sources of ore for the mill are limited to those claims and mine dumps that were represented
as sources for the mill at the time the permit was issued for the mill. This determination was
appealed by COM Inc. [o the Boulder County Board of Adjustment, and the Board denied the
appeal, upholding our determination. This obviously impacts their proposed current use.
2. According to our records, this property was divided in 1987, so it is our positiun at this time that
it is not a legal building lot. This means that no building permits may be issued for the property,
which would prevent or severely limit the conversion of the s[mcture to another use. More
importantly, this could seriously impair their ability to come into compliance with the state's
requirements for the proposed current use. It is my understanding that a consultant retained by
COM Inc. has been working with Glen Seglue of this department on this issue.
3. Uses allowed in the Forestry District are quite limited. A copy of Section 4-]Ol of the Boulder
County Land Use Code is attached.
4. Other regulations and processes may apply. For example, depending on the level of use, Special
Review may be required for any proposal (see Section 4-101), in which case it could be denied.
If you have any questions, give me a call at 441-3930.
Sincerely,
// i
/~G /
Mark Sprague `~
Curren[ Planning Divsion
cc: Mr. Thames Hartley, Colina Oro Molina, Inc., P.O.
